Welcome to Coldwater!

Coldwater is a village on the river of the same name in the Township of Severn, with a preserved mill, a short heritage main street and the Trans Canada Trail running through it. It sits between Orillia and Georgian Bay, close enough to Highway 400 to be a practical base and far enough off it to be quiet, and the housing is mostly in-village homes on generous lots plus acreage on the concessions around it. Severn Township, which Coldwater is part of, is a large and unusually varied municipality: it reaches from Lake Couchiching and Washago in the east to Port Severn and the Big Chute marine railway on Georgian Bay in the west, which means waterfront, cottage and year-round housing all sit in the same market. The figures on this page are compiled for Severn Township as a whole, because that is the geography the real estate board and the census both use — Statistics Canada does not publish a separate census population for Coldwater itself. Parker Coulter Realty lists throughout the township.

Market figures are aggregate statistics for Severn over the last 30 days, compiled from board data and recalculated daily. Averages are withheld where fewer than ten transactions closed in the window. The trend lines plot the last two years of rolling 30-day windows, and only those windows that held enough closed transactions to publish an average. We hold snapshots from further back than that, but the earlier capture is too sparse to compare against today’s — charting it would show our data collection improving rather than the market moving. For the same reason there is no chart of sales volume over time. Historical and current data — not a forecast or prediction of future prices. Population is from the 2021 Census.

Selling in Coldwater for 1%

We list Coldwater and Severn Township homes for a 1% listing commission with full service included: professional photography, drone, staging assistance, 3D tour, floor plans, premium marketing, wide syndication, and our team on showings, offers and negotiation from start to close. There are no upfront fees and no cancellation fees, and we only get paid when you get paid. The commission offered to the buyer's brokerage is separate from our 1% and is determined at the time of listing by you, with our guidance beforehand. Waterfront and rural properties out here take longer to find the right buyer than an in-town house does, and a listing agreement you can walk away from at no cost matters more, not less, when that is true.
