I used Molly Van Cappelle on the Parker team to sell and buy. I would highly recommend. the list cost is discounted to 1% but you still get amazing service! you feel like you have the whole team behind you. Great pictures and video were done as well as several open houses to ensure the house was sold. Molly was great with the negotiations on both sides. She was also very patient with us when looking for our new place. Happy to say we are in our forever home now!

It came time to sell and I had seen the "Sell for 1%" billboards during my travels. I submitted my information on the website and Johnny Leavitt call me within minutes. He met with us and explained the process thoroughly. We discussed pricing strategies and how to present the house. Pictures and the listing were professional. Johnny was in contact almost daily through the whole process and worked hard behind the scenes, contact agents who had shown the house. I had the pleasure of working with Clinton on the sale of my home in a tough market. I was initially unsure about the services I would receive as their brokerage works on a 1% commission only. However, time would prove that the services and expertise offered are no different than the brokerages that charge 2-2.5% in the Barrie area. I am glad I chose to work with Clinton and would recommend all sellers to consider this brokerage. After all, the savings you receive between 2.5% and 1% can prove to be a lot, especially in a selling market as tough as today.

The sale of my Barrie house closed yesterday November 27, 2025 just four days short of four months since it was first listed by Parker Coulter. I mention the date and the duration because the Barrie real estate market was slow when we listed and has become slower since and more difficult with the above market average listing price of my home. I had already purchased a new home so, I HAD to sell my current home or face costly bridge financing. Robin Ritchie with Parker Coulter understood the urgency from the first meeting and was there with a little counselling when the situation became stressful. With the slow market and my higher price level, there were literally only two interested buyers. Robin recognized that in this market the opportunities would be few and these buyers and their agent had to receive a full effort which he did with anytime availability, prompt, thorough responses and staying closely in touch. In my past experiences with realtors, the suggestions and pressure to reduce the price began soon after the listing and continued ongoing. Although my final selling price was slightly less than the listing price, there was never any pressure from Robin to reduce the price, only open discussion. I would recommend Robin Ritchie and Parker Coulter to anyone selling their home.

Clinton Kingsbury from Parker Coulter recently listed our house in Collingwood in a very downturned market. The services provided were the same as other brokerages charging 2.5%. We had great professional photos including a drone and floorplan layouts etc... I was very impressed with Clinton and his overall communication, not just to me but also with the agents who where viewing the property. He was actively talking to an interested parties agent extensively which I believe was key to selling our house in a really tough market. Really upstanding and professional agent and a nice guy overall. I really can't fathom why people would use brokers at 2.5% when Parker Coulter offers the same, if not better services, for 1%. The realty brokerage industry needs to seriously reconsider it's fees as housing has increased ten fold over a couple decades and their percentage rate has not changed. Thankfully, Parker Coulter has! Highly recommend this brokerage and Clinton as an agent.

This was the first time selling a home and I was worried I wouldn't know where to start. I took the first step by calling Parker Coulter Real Estate because I saw that they list for only 1%..it was the best decision I have ever made! At first I thought, because of the low listing rate that I'd not get full services and would have to handle some things on my own. But as it turns out, I basically did nothing except sign the papers! If we hadn't taken 2 months to get the house ready to list we would have had a much quicker sale but, unfortunately, the market went south just after we listed but that was no fault of Parker Coulter. Absolutely phenomenal! I met Parker Coulter during my initial stages of house prospecting. At that point I had just started to book showings on an individual basis and dealing directing with the listing brokerages. With the abundance of realtor exposure within a relatively short time, It's a fair statement to say that I got to meet a bunch of potential professionals that were interested in offering their services; none however were quite as aligned with my needs as Parker was. After the first few showings, I knew that he was committed to finding me the 'Right' place. This took time and dedication on Parker's end. I was by no means a hands off customer, but Parker worked with me tirelessly. One of the main reasons why I chose Parker to represent me, was the fact that he was relatable and trustworthy from the get-go; owning and managing multiple properties himself. If I were to find a property that I was interested in on short notice, Nicole would coordinate immediately & Parker would bend over backwards to be there and make it happen. When I inquired about a real estate investment team (mortgage brokerage, contractor, managerial company, etc.), Parker had multiple contacts on hand with his personal recommendation based on past experiences [& those individuals I am continuing to work with after Parker & I's successful transaction]. Nicole & Parker are always within contact, getting back to me right away with my surplus of questions being a new home buyer. I spotted Parker's sign on another lawn and went back to view it, I looked up then spoke to him about what he offers in response to other brokerages. He told us the differences which ended up being cost vs. what you get at the end of the day and that's what it's all about. $$$$ Ask yourself how much do you want in your pocket after your house closes and I can assure you you won't be disappointed.

Definitely recommending Parker and Nicole of Parker Coulter Realty. Parker is ahead of the curve when it comes to real estate brokers. There is no need to pay the high commissions of other realtors. The way to purchase housing has changed in the last few years and Parker is doing it correctly, keeping his commission low by keeping his costs down. He is also a pleasure to deal with and made the "paperwork" extremely simple. His negotiation skills are excellent and they both truly enjoy their work. The house sold in 7 days from listing.

Parker took the time to listen and learn about what was important to us when we sold our home. He gave us the information we needed to make good decisions and was always respectful. I had other agents walk in pointing out all the updates needed, suggesting we spend a tonne on renos, list low and of course pay them a high commission. Parker saw that though our house could use some cosmetic updating, it's a great house in move-in ready condition. He was never pushy and didn't use high pressure sales tactics. Also our house sold in 24 hours above asking price!

Their can do attitude; positive energy and responsiveness are just a few reasons why selling our house through them was so stress free and easy. Most people cynically bunch Realtors, Insurance agents and lawyers into the same group of people. Working with Parker Coulter and Nicole was a refreshing and positive experience. They were professional, and knowledgable and pursued various clients without being too aggressive. They took professional photos of our home which drew many compliments from perspective buyers, and worked with us on competitive pricing and competition in the area, which sold our home before most others that were listed locally. Parker Coulter also spent extensive time and resources helping us find a new home in the GTA knowing the requirements and pressure to make our transition seamless as possible. What you are actually reviewing: the 1% listing
So the reviews make sense in context, here is what a client is describing when they talk about listing with us. Our listing commission is 1%. There are no upfront fees and no cancellation fees — no fees whatsoever. We only get paid when you get paid, and our commission is always 1%.
The commission offered to the co-operating (buyer’s) brokerage is a separate amount, determined at the time of listing by you, the seller. It is not part of our 1%, and we walk you through that decision before you list rather than handing you a blanket answer.
