If you are checking us out before picking up the phone, this is the page to read. Our reviews live on our Google Business Profile — a place we do not control the contents of — and the rating and review count above are pulled straight from Google, not typed in by us. If Google’s figure moves, the figure on this page moves with it.
Three things worth knowing about how reviews appear here, so you can judge them properly:
The cards below are five-star reviews. That is a choice we made, and we would rather tell you than let you assume otherwise. What it does not do is flatter the numbers: the rating and the review count above are Google’s, calculated across every review we have ever received — not just the ones on display — and the link under them goes to the full set, good and bad. If the cards and the rating ever seemed to disagree, believe the rating.
We do not edit the words. Review text is shown exactly as it was written. A long review is cut at a word boundary with a link to read the rest on Google; nothing is rewritten, tidied up or paraphrased.
We do not pay for reviews. No discount, no gift card, no “leave us five stars and we’ll waive something”. Incentivised reviews are against Google’s policies and they would make this page worthless to you anyway.

What sellers say about listing for 1%
The question we get asked most often is whether a 1% listing commission means a stripped-back service. It is a fair question and the only useful answer comes from people who have been through it. These are testimonials clients have given us over the years — the full set of reviews is on Google.
What you are actually reviewing: the 1% listing
So the reviews make sense in context, here is what a client is describing when they talk about listing with us. Our listing commission is 1%. There are no upfront fees and no cancellation fees — no fees whatsoever. We only get paid when you get paid, and our commission is always 1%.
The commission offered to the co-operating (buyer’s) brokerage is a separate amount, determined at the time of listing by you, the seller. It is not part of our 1%, and we walk you through that decision before you list rather than handing you a blanket answer.

Listing commission does not include cooperating brokerage commission. Co-op commission is determined at time of listing by the seller. Commissions in Ontario are negotiable and are not set by law. 13% HST applies to real estate commission in Ontario.
