In the 30 days to August 4, 2026, 547 homes sold and 345 properties leased across the 13 towns on this page — the sum of the town-by-town counts below.
Measured by months of inventory, 8 of the 13 towns read as a seller's market, and 5 as a balanced market.
Among the 12 towns whose 30-day sale sample is large enough to average, homes sold for between 94.8% of their list price in Gravenhurst and 98.5% in Bradford West Gwillimbury.
Average days on market for those sales ran from 28 days in Newmarket to 47 days in Oro-Medonte.
Against the same window a year ago, the average sale price is higher in 3 of the 12 towns where both windows carried enough sales to compare, and lower in 9. The widest moves are Bracebridge at +14.3% and Innisfil at -23.6%.
Parry Sound publishes a sold count only this month: too few sales closed in the window for an average to mean anything, so no average, median, sale-to-list or days-on-market figure is shown for it.

How this report is put together
Every figure above is a 30-day rolling aggregate of closed transactions reported to the real estate board, recomputed daily and republished here automatically — the window is the 30 days ending August 4, 2026, and each town’s sample size is printed next to its figures.
The price trend beside each town plots the last two years of rolling 30-day windows, and only those windows that held enough sales to publish a median. We hold snapshots from further back than that, but the earlier capture is too sparse to compare against today’s — charting it would show our data collection improving rather than the market moving. For the same reason there is no chart of sales volume over time.
Where a town’s window holds too few closed transactions for an average to be meaningful — currently fewer than ten — we publish the count and say so plainly instead of publishing a number that one unusual property would swing by six figures. Sales and leases are gated separately, so a town can publish sale figures and withhold lease figures. Year-over-year change appears only where both the current and the year-ago window carried enough transactions to compare.
Months of inventory is a lagging measure of active supply against the rate listings are leaving the market; the market-condition label beside each town name is that reading, not an opinion. This report is a record of what has already happened.
