Welcome to Caledon!

Caledon is one of the largest municipalities in the Greater Toronto Area by land area and one of the least built-up, because most of it sits inside the Greenbelt and rides the Niagara Escarpment. The result is a town of distinct pieces rather than a single centre: Bolton is the population hub in the southeast corner with the subdivisions and the commercial strip, Caledon East sits in the middle, and hamlets like Inglewood, Alton, Cheltenham and Palgrave are scattered through the countryside between them. That geography is the whole story for sellers. A townhouse in Bolton and a twenty-acre property off a concession road are both Caledon listings, and they are not sold to the same buyer, priced off the same comparables, or marketed the same way. Parker Coulter Realty lists across all of it, and the market figures on this page are the same board data we work from.

Market figures are aggregate statistics for Caledon over the last 30 days, compiled from board data and recalculated daily. Averages are withheld where fewer than ten transactions closed in the window. The trend lines plot the last two years of rolling 30-day windows, and only those windows that held enough closed transactions to publish an average. We hold snapshots from further back than that, but the earlier capture is too sparse to compare against today’s — charting it would show our data collection improving rather than the market moving. For the same reason there is no chart of sales volume over time. Historical and current data — not a forecast or prediction of future prices. Population is from the 2021 Census.

Selling in Caledon for 1%

We list Caledon homes for a 1% listing commission with full service included: professional photography, drone, staging assistance, 3D tour, floor plans, premium marketing, wide syndication, and our team handling showings, offers and negotiation. There are no upfront fees and no cancellation fees, and we only get paid when you get paid. The commission offered to the buyer's brokerage is a separate amount, determined at the time of listing by you, and we walk you through that decision before your home goes live rather than handing you a blanket answer. On Caledon prices the difference the listing side makes is real money, which is exactly why we would rather you run the arithmetic than take our word for it.
