Innisfil Realtors
Real estate agents for Innisfil and Lake Simcoe. The original 1% listing brokerage.
Parker Coulter Realty Brokerage Inc. Listing commission does not include cooperating brokerage commission.
Parker Coulter Realty Brokerage Inc. serves Innisfil sellers from our Barrie office. A home in Alcona, Stroud, Lefroy or Cookstown needs a comparison that fits its location and property type. The town market information below is a starting point.
We list homes for a 1% listing commission. We are the original 1% listing brokerage. You get photography, drone, staging assistance, 3D tour, floor plans, and 24/7 support from start to close.
Innisfil market evidence for sellers
519 active listings in the Innisfil snapshot dated .
48 closed sales in the 30 days ending . Average sale price: $693,816. Average days on market for those sold homes: 46.
The source is board data aggregated for the town. A town-wide average cannot value your home or forecast its sale price. Compare homes with a similar location, property type and condition before choosing a list price.

Where we work
Innisfil runs along the west shore of Lake Simcoe directly south of Barrie, taking in Alcona, Stroud, Lefroy and Cookstown, and connecting south to Bradford and Newmarket.
Not on the list? We also work across the GTA and through Orangeville and the Caledon area — give us a call and we will tell you straight whether we are the right brokerage for your address, or point you to someone who is.
Planning a home sale in Innisfil
Choose comparable homes within Innisfil
Start with the neighbourhood and the kind of property you own. A townhouse in Alcona, a detached home in Stroud and a property near the Lake Simcoe shoreline need different comparisons. Check lot size, condition and the features of each sold home before relying on a town-wide average.
Be precise about shoreline access and services
If lake access is part of your property, bring the documents that explain it. Waterfront ownership, shared access and proximity to a public beach are different facts. Note whether the property uses municipal services or private systems so the evaluation starts with accurate details.
Connect the market figures to your selling date
The Innisfil market report separates active listings from completed sales. Use the dated figures to frame your questions, then request an Innisfil home evaluation with your address, improvements and preferred timeline. The town average alone does not establish your list price.
Board access both ways
Your home goes on the local real estate board and onto the Toronto boards. Buyers moving north out of the GTA are a real part of this market, so that southbound exposure is not a nice-to-have.

What it costs to list with us
Our listing commission is 1% of the sale price, paid on closing. No upfront fees, no cancellation fees, no fees whatsoever. We only get paid when you get paid, and our commission is always 1%. If it does not sell, you pay us nothing.
The commission offered to the co-operating (buyer’s) brokerage is separate and is determined at time of listing by you, the seller. For an illustrative $1,000,000 sale, if you listed with a brokerage charging 2.5% and chose a 2.5% cooperating commission, the total commission cost would be $56,500. With our 1% listing commission and the same chosen cooperating commission, the total cost would be $39,550, a saving of $16,950. Both costs and the saving include 13% HST. Commissions in Ontario are negotiable and are not set by law.
You can run your own numbers, including HST, on our commission comparison calculator.
