Why local actually matters here
Cottage country is not a subdivision market
A waterfront cottage on a lake — with septic, a well, shoreline road allowance and winterization to think about — behaves completely differently than an in-town family home on municipal services. Buyer demand for cottages surges through spring and summer, while in-town homes see steadier year-round interest. Pricing a cottage as if it were a house, or a house as if it were a cottage, is a real and common mistake up here.
We publish what we see, every month
Our market reports lay out real numbers on sales, inventory and days on market — not a highlight reel. Muskoka prices have been through a real adjustment recently, and our reports show it honestly rather than glossing over it. The live snapshot above reflects where things actually stand right now.
Board access both ways
Your home goes on the local real estate board and onto the Toronto boards, then syndicates out to thousands of real estate sites. Cottage buyers moving up from the GTA on weekends are a huge part of this market, so that southbound exposure matters even more here than in an in-town Simcoe County market.

What it costs to list with us
Our listing commission is 1% of the sale price, paid on closing. No upfront fees, no cancellation fees, no fees whatsoever. We only get paid when you get paid, and our commission is always 1%. If it does not sell, you pay us nothing.
The commission offered to the co-operating (buyer’s) brokerage is separate and is determined at time of listing by you, the seller. When comparing to 2.5% on each side, our 1% plus a 2.5% co-op commission puts the all-in cost at 3.5% rather than 5%. Commissions in Ontario are negotiable and are not set by law.
