We list homes for a 1% listing commission. We are the original 1% listing brokerage in Simcoe County, and we have brought that same model into Dufferin County and the Headwaters region. That has not changed what you get: photography, drone, staging assistance, 3D tour, floor plans, and 24/7 support from start to close.
Where we work
Orangeville is the seat of Dufferin County, in Ontario’s Headwaters region, about 40 minutes northwest of Brampton via Highway 10. The historic downtown runs along Broadway, lined with preserved 19th-century storefronts, and Island Lake Conservation Area sits on the town’s northeast edge.

Why local actually matters here
Headwaters is not a commuter suburb
A century farmhouse on a few acres outside town, a rural property on a well and septic, and an in-town semi on municipal services are three different products with three different buyer pools. Commuter demand out of Brampton and the GTA drives the in-town market, while acreage and hobby-farm buyers move on their own timeline. Pricing one like the other is a common and costly mistake here.

What our clients say
What it costs to list with us
Our listing commission is 1% of the sale price, paid on closing. No upfront fees, no cancellation fees, no fees whatsoever. We only get paid when you get paid, and our commission is always 1%. If it does not sell, you pay us nothing.
The commission offered to the co-operating (buyer’s) brokerage is separate and is determined at time of listing by you, the seller. When comparing to 2.5% on each side, our 1% plus a 2.5% co-op commission puts the all-in cost at 3.5% rather than 5%. Commissions in Ontario are negotiable and are not set by law.
