A Personal Note to Ontario Sellers

If you’re selling a home in Ontario right now, I want to take a moment to acknowledge just how complex and challenging the current market can feel. As your real estate team, we see it too—day in and day out. And we want you to know: you’re not alone in this.

Recent market data paints a clear picture of a slowdown across much of the province. In February 2025, residential home sales in Ontario dropped 26.7% year-over-year and were 35.6% below the 10-year average for that month. By April, the average home price had declined by 6.8%, now sitting around $812,500.

While the Bank of Canada’s interest rate cuts—bringing the policy rate to 2.75%—have offered some relief, affordability remains a major barrier. High monthly payment thresholds and stricter lending criteria are keeping many buyers on the sidelines.

On top of that, financial stress is growing. A recent Equifax Canada report showed that Ontario’s mortgage delinquency rate rose 71.5% year-over-year in Q1 2025, now reaching 0.24%. Non-mortgage delinquencies also surged by 24%, driven by rising household debt and job insecurity.
