The other piece is the commission you offer to the buyer's brokerage. You decide what, if anything, to offer the buyer's brokerage. It's your call.

Commissions in Ontario are negotiable, not set by law. For the other costs of selling, things like legal fees and closing adjustments, your lawyer can give you exact numbers.
