The month-over-month surge in both sales and listings is expected as buyers and sellers re-engage for the spring market. However, with inventory levels steadily climbing, buyers are benefitting from increased selection and negotiating power.

- New Listings: 60
- Active Listings: 55
- Average Days on Market: 102
Despite doubling in sales year-over-year, Clearview saw the steepest annual price decline in Simcoe County. This is likely due to lower-priced properties trading hands or a temporary shift in inventory mix.

- Sales: 21 (▲ 40.00% MoM, ▼ 25.00% YoY)
- Average Price: $931,379 (▲ 24.19% MoM, ▲ 7.81% YoY)
- New Listings: 85
- Active Listings: 117

Essa saw a strong price rebound compared to last month, pushing values above 2024 levels. New listings have more than doubled from February, relieving some pressure from a previously tight inventory.

- Sales: 43 (▼ 8.51% MoM, ▼ 44.16% YoY)
- Average Price: $919,167 (▲ 10.27% MoM, ▼ 5.29% YoY)

- New Listings: 87

Orillia’s average price saw the largest month-over-month increase in the region, but that gain is relative to February’s market dip. Sales remain soft, keeping inventory stable.

- Average Price: $913,750 (▲ 6.03% MoM, ▼ 17.46% YoY)
- New Listings: 67

Oro-Medonte is in a transitional phase, with fewer transactions but a modest price recovery this past month. Days on market ticked up slightly, pointing to cautious buyer behaviour.
Springwater
- Sales: 16 (▲ 77.78% MoM, ▼ 11.11% YoY)
- Average Price: $1,038,244 (▼ 6.89% MoM, ▼ 14.52% YoY)
- New Listings: 68
- Active Listings: 55
- Average Days on Market: 49
Springwater saw one of the strongest month-over-month increases in sales volume, while average prices declined. This could suggest more movement in mid-range properties and improved buyer activity.
Final Thoughts
As we head deeper into the spring market, Simcoe County is seeing a sharp increase in both inventory and buyer activity. However, pricing remains softer compared to last year in most areas. The rise in new listings offers a window of opportunity for buyers to make more considered moves, while sellers need to be strategic with pricing and presentation.
