The Multiple Listing Service (MLS) is a critical tool in the real estate industry, serving as a central database for property listings. This system is fed by various real estate boards, each representing a specific geographical area. The collaboration of these boards with the MLS ensures that property listings receive broad exposure, crucial for both sellers and real estate agents. 

What is Realtor.ca 

Realtor.ca is the client facing portal that takes the data which is fed from the individual real estate boards (currently there are 34 real estate boards in Ontario) organizes them in the MLS and displays them to the general public for free via Realtor.ca. Some sites and services only display listings from individual real estate boards, are not regularly updated or have missing information. Realtor.ca is a not for profit site with the most uptodate data and a trusted source for your next home search.

Understanding MLS

Centralized Database: MLS is a comprehensive database where real estate agents list properties for sale. It standardizes the property information, making it accessible and comparable across different regions.

Feeding from Regional Boards: Real estate boards like the Toronto Real Estate Board, Barrie Real Estate Board, and Lakelands Real Estate Board feed their listings into the MLS.
